Reservations and Cancellations Policy
Reservations

To book your reservations fill out a Reservations Form on-line for your specific unit.  Each unit has a Reservations link to it's Reservation Form and a Submit button which will email us the information.  Submission of this Form and the Confirmation Letter we return to you constitutes our Rental Agreement with you.  When we receive your reservations by email, one of our representatives will call you to request your credit card type and number so that we can complete your reservation.

Unless married, Renter(s) must be at least 25 years of age.  All occupants of a unit must be closely and personally supervised by the Renter(s).  Any reservations obtained under false pretenses may be subject to loss of deposit and rent and immediate eviction.

Occupancy is limited to maximum occupancy as shown on each unit's rate schedule.  An exception may be made for infants.  If your approved occupancy is exceeded, a fee of $50.00 per person, per day will be charged against your reservation/security deposit.

To hold your reservation, a refundable Reservation/Security Deposit (Cashier Check, or Personal Check and credit card) of $250.00 for a one bedroom unit and $500.00 for a three or four bedroom unit is required within 7 days of booking your reservation.  Only one check per Reservation/Security Deposit is accepted. Only credit cards are accepted  when a reservation is made less than 15 days prior to arrival.  Full payment of all rental fees, departure cleaning, taxes, deposit, processing fee, etc., is due 30 days prior to Check-in.  Extra cleaning, excessive wear and/or damage, missing contents, lost key codes, or other surcharges, will be billed to Renter(s) credit card.  There is a non-refundable processing fee of $35.00 for all reservations which is due at the same time as the Reservation/Security Deposit. 
Your submission of the Reservation Form signifies that you have read and that you agree to these terms and conditions and those of our Rental Policies and Procedures, and that you specifically authorize Elite Beach Rentals and/or its Rental Agent to bill all rental charges to your credit card.  A Confirmation Letter will be emailed, faxed or mailed to you, which you should review carefully, checking for accuracy. Please contact us immediately if any corrections are necessary.

Once payment is submitted, our Cancellations and Refunds policy (see below) takes effect.

If for some reason beyond our control the unit you reserved becomes unavailable, we reserve the right to place you in another, comparable unit.

Cancellations and Refunds

Cancellations or date changes must be received in writing (mail, fax or e-mail) at least 30 days prior to check-in (90 days for monthly reservations) in order to receive a refund.  An additional $30.00 processing fee will be charged for any cancellation or date change.  We cannot refund any deposits or advance payments for cancellations received in less than this notification period.  An exception will be made only if the reserved unit is re-rented for at least the same period.  We will make every effort to re-rent the condo.

If the Gulf Shores area is officially evacuated by order of the Governor, then those days will be refunded unless Travel Insurance is in effect.  Otherwise, there will be no refunds or credits for early departure guests.  In the event the premises become unavailable due to circumstances beyond the control of Elite Beach Rentals, every effort will be made to find comparable accommodations for Renter(s).  If comparable accommodations are not found, or found but not accepted by Renter(s), all monies received from Renter(s), less the initial $35.00 processing fee will be refunded.
